The Northwest Cape is generally bound on the west by the protected mangrove wetlands, on the north by the northern boundary of the City, on the east by El Dorado Boulevard, and on the south by Pine Island Road Southwest. The majority of the Northwest Cape is primarily zoned single-family residential, residential development, with some areas zoned marketplace-residential and pedestrian commercial.
After years of talks, a developer is on board for the Seven Islands project in Northwest Cape Coral, which will transform 48 acres of previously untouched property. The city approved the sale to Gulf Gateway Resort and Marina LLC for nearly $13.5 million.
The idea is to turn the islands into a destination with waterfront living, vacationing, dining, and entertainment. The plans include a hotel, apartments, condos, fish houses, marinas, restaurants, and retail.

Nw Cape Coral, FL went from being one of the last inexpensive areas to purchase land in the Cape Coral area to a new, highly desirable, hot spot to purchase and build in for primary residences and investors. Baren to flourishing in just a few years, investors/ developers have started putting up many homes, and custom homes builder have caught on and started putting up custom, larger homes on the water and closer to this project. Property has already started to sell over asking in this area and gulf access lot prices have quickly caught up to the premium prices in SW Cape Coral.

Bimini Basin Square Project
Upscale apartments, clinics, boat slips and more will open in about 2 years with approval clearing the way last week by unanimous approval for both rezoning and master concept plan on Feb. 15th, 2023
Bimini Square is a mixed-used development that will include apx. 218 luxury apartments, and 58,000 sq ft of waterfront restaurants and shops on three sites south of Cape Coral Parkway and west of Sunset Court. A 500 car parking garage and slips for boat owners will also be available, allowing boaters to travel to Bimini Square by water.
This project is estimated at more than $120 million, and credit will go to improving the roads around the development, the developer will install curbs, gutters, and paving around the nearly 6-acre project completely revamping the sw/ downtown Cape Coral area off Cape Coral Pkwy.
What this means for SW Cape?
Its clear with a project like this coming to the SW Cape area property values will continue to rise, along with older homes being torn down after flooding from hurricane Ian, SW Cape is turning into a community FULL of Gulf Access new construction homes. With Gulf access lots in this area going for a premium already, the waterfront lifestyle Cape Coral has to offer will continue to grow as one of the most desirable areas for waterfront property.

The Cove on 47th
The Cove at 47th is a $103 million mixed-use development that will include 327 luxury apartments, 19,000 square feet of ground-floor retail or office space, and a 585-space parking garage with 125 of those spaces reserved for the public.
The Cove at 47th will also include a steakhouse and sushi concept, Blu Sushi, serving as the project’s anchor tenant featuring a rooftop bar. The project also includes a resident rooftop Sky Deck, resort-style amenities, and will be the first infill residential project with a parking garage in the Cape.

Cape Coral Yacht Club Revamp
Yacht Club beach has officially reopened! The Boat house restaurant is also back in business and ready to serve our community, enjoy waterfront dining and amazing food with your toes in the sand!
The future waterside design and construction, including seawalls, a boat ramp, and the marina, is contingent on ACOE and DEP permits. If Council approves it at the June 14 Council Meeting, the city will move forward with the Landside Master Plan, which Kimley Horn will complete.
The existing restrooms, pavilions, and the playground on the beach will be removed. The city has portable toilets on site for public use in the interim.
The Marina and all other Yacht Club Community Park amenities are closed. If Council approves all at the June 14 Council Meeting, the city plans to proceed with plans to deconstruct the Yacht Club Ball Room building while saving elements for reuse in the new facilities. The deconstruction work is anticipated to start in October.
